Who Needs An Asset Manager?

  The selection and ongoing evaluation of property management companies has become especially critical in the quest for real estate success.  With most real estate companies, asset management is done as a sideline, with emphasis on sales.  At Carew Properties, Inc. our primary business is the management of your property; 24 hours a day, 7 days a week.

  Generally, institutional lenders, investment fund, and individuals with portfolio holdings will employ an asset manager to monitor their investments. Perhaps the most at-risk group among these is the individual portfolio owners. These individuals generally have a sophisticated understanding of real estate and finance, but often very little extra time to pay attention to their investments, no specialized tools or asset management skills, and most importantly, they are too close to any one project to maintain a detached viewpoint from which to monitor their investment.

  As an asset manager, we are charged with preserving and protecting assets under our management. In the case of real estate assets, that means monitoring both the financial and physical condition of the asset and taking action to avert deterioration.  We act on the Owner's behalf in the maintenance of the asset and to assure that all actions of our management company is to the best advantage of the Owner.
